Please be careful. Make sure the renters did not have a meth lab operating. You can become very ill from the residues. You would be surprised where they operate these stinking things…. city, country, motel rooms,storage units etc.

I had something like this happen to me too. There are not enough protections for landlords. I really feel that we should be able to make a felony charge for theft in situations like this. It goes so far beyond non-payment of rent.
BTW I had several months worth of soiled diapers in a back storage room to dispose of. I don’t know how people raise their children in such a disaster.

Ack. What the heck. My heart goes out to you, Robin, that you guys have to deal with this woman’s filth and bizarre behavior. Are you going to pursue legal action over the items she has stolen from the house and the damage she caused?

I’m stunned….I read that list of things she took, and the one that keeps coming back is….she took the frickin bathtub??? It ain’t easy to take a bathtub out…and she Took it?

Oh my! I’m so sorry. What is wrong with people!!! At least she’s gone. I feel for the next people she rents from. She’s obviously mental. I’m surprised she didn’t leave the cat behind for you to deal with.
Breath deeply (outside) and chant—paint, sheetrock, carpet, paint, sheetrock, carpet. It will get better and you’ll be able to sell it. :)

Don’t forget to keep track of your time and supplies. We charge for our time exactly what we would pay for someone else to do the work, then it comes off our taxes for the rental property. Well, that and the net loss we take every month because the rent doesn’t cover the mortgage.

It’s hard for us (and perhaps you too, I haven’t read far enough back) because our rental is actually the first home we owned, so we have a heart-attachment to it. We are very lucky that we have long-term renters.

Take a deep breath and get your tax records in order. :)

My x-father-in-law had a bunch of rental properties, and it made me realize I NEVER wanted to fool with such things. You don’t make enough money to make it worth the hassle! I know your situation was different & you didn’t have much choice – I’m just saying it happens a lot. Pretty sorry. & I’m sorry she left it in such a mess for you to deal with, but at least now she is finally GONE and you can deal with it and get moving on it. It’s too bad you can’t get $$$ out of her to pay for all the damage she’s done. :-(

That is so unbelievable – it leaves me wondering just how can people be like that.

I know it’s hard work but as said above paint works miricals but rebuilding the walls etc will take longer I know.

I’m actually reeling from the shock and I don’t own the place, it makes me really glad I didn’t buy a place to let back in the UK before I left.

My thoughts are with you Robin, at least it isn’t a place you are hoping to live in yourself.
